Build a fun space for your children!

What do any of these images say to you? 

 

I randomly found them on Pinterest, and immediately I noticed the colors, the textures, the vibrance, the ... fun!

 

Well, if I'm sitting at a desk getting excited about them, imagine what spaces like these do for a child's mind! Much like adults, children are very much driven by visual effects, if not to the same degree -- MORE!

 

Also like adults, children have an emotional reaction to leaving a home they grew up loving, to moving into a space they've never seen before. In many cases home buying is an emotional process. To a child, this emotional process is often magnified.

 

The good news is there are MANY ways to make a child happy! (HUZZAH!) 

 

So my advise to you as an agent would be this: Create an environment that your children can grow, dwell, and flourish in-- a space they will be comfortable in, and eventually learn to love.

 

 

Get them involved in the decorating process of their room. Kids love anything hands-on! Start off with small projects like wall color, or bed style. Ask colors they like. Include various textures that will help their senses develop.

 

 

Include a desk and/or book shelf with art supplies and fun reading materials to give them options of activities they can do to enjoy their new space.

 

 

Create a sanctuary for your child. This will take their mind off of the relocation. For girls- build her a vanity she can feel like a princess at. For boys- How about a race car rug and a new pack of cars as a house warming gift?!

 

The phrase "If momma ain't happy, AIN'T NOBODY HAPPY!" is just part of the puzzle. Step one is to make the kids happy so momma has some peace in her life. ;)

 

This one, simple step to take in buying a new home will make a huge difference for the whole family!

My Day Job Vs. my Passion

There is much to say about working in a field that satisfies you- about taking a career that you feel was meant for you.

 

The statistics about unhappy workers in America are ASTOUNDING! Just do the research, and it won't take long to find how many people feel "misplaced" in their workplace.

 

The deciding factor to start my real estate career came at the perfect time in my life. I was given a golden opportunity, and I went for it! My alternatives at the time seemed less than desirable, so I took the leap of faith, gathered my resources, and ventured into something I turned out to absolutely love!

 

Sometimes it just takes an ounce of courage, and a pen to write down the goal! So my advice today that you can soak in over the weekend is this: Don't settle for a job you know you'll be miserable in. Even if you need to take a temporary dreaded position to pay the bills- Set a goal. Write it down. Post it on your wall, your bathroom mirror, wherever you'll see it daily. Work towards it. And eventually you'll find that taking the leap towards your dream isn't so hard after all.

 

For me, my day job IS my passion. With obstacles, hurdles, and all, it is totally worth it. I get to represent wonderful clients, help families find the perfect home, and I get to live in the most beautiful city of Vero Beach, FL!

 

I entitled this post "My Day Job Vs. my Passion" to get you thinking about your current life situation. I encourage you today, and every day, to set a goal, and work towards that vision inside your heart.

Here's a Thought for the Holidays...

I was driving down the road today, and it hit me more than ever just how many people are in Vero Beach, Florida during season. Since November first is typically the beginning of the rush, I can usually expect to spend an additional 10+ minutes to travel anywhere I need to!

 

...But in real estate that's a good thing!

 

It means people are down here. They are warm. They are enjoying time away from their busy life up north. ...They are possibly with their families. Or possibly on the beach. OR MAYBE, just maybe, they love it so much down here that they are searching for the perfect home to make their own!

 

MEANING, it's a perfect time to make them feel at home down here!

 

We, as agents and sellers, should make buyers feel at home when they are looking at possible locations to make their own. Staging is all about helping a buyer envision their life in your property.

 

So my thought for the holidays is this: When you are staging your home to sell, stage it as cozy as possible. Without making the place look cluttered, add a touch of warmth to the home. Maybe a nice wreath. Maybe some fall colors or fragrances. A little bit of 'north' in sunny Florida is OK!

 

Because home buying is often an emotional experience for buyers, the holidays are a perfect time of year to create an atmosphere that best suits for the occasion!

 

SO! go to a crafts store. Buy a fall-colored wreath and a pumpkin-spiced candle, and bring on the snow birds!

A picture truly is worth 1,000 words

Occasionally, I am asked by people interested in selling their homes the importance of good photography included in a listing. They ask "with the high cost of photographers, why is it in my best interest to have photos taken? Can't I just use my camera phone?" Surprisingly, with phone technology getting better every day, that question isn't so far off. There are many who do. As an agent that represents both sellers AND buyers, one thing I have learned is that a picture TRULY is worth 1,000 words. More times than not a property is denied initial interest merely based on the poor shots that were taken, or the angles that didn't compliment the features of the home. Visual effect (much like the staging of a home) plays a huge role in the sale of a property. You stage your home to help buyers envision themselves living in the space, just like you use great photography to entice them into looking deeper. Quality photographers know this key rule. Because an estimated 90% of all home buyers start their search online (according to The National Association of Realtors), it is critical to bring them in using these visual effects. Cutting this corner will only sell yourself short- if at all. Remember, we live in a visual world where technology is being used in a larger scale than ever before. Pets at Showings

The market is good and the weather is great and many nice people in Florida selling their homes or thinking of selling have pets – all kinds of pets.  When you are a pet owner you love your pets as a member of the family; but not all visitors will respond to your pet so kindly.  Some people selling homes make arrangements with the real estate agent to “put the dog out” – of course then the potential buyer viewing the house can’t see the back yard or has to listen to the dog barking while they are in the house. Other times the instructions may be “don’t let the cat out” but you never know where the cat is when you are in the house because it hides!  There are other more interesting pets at people’s homes – ever have a home for sale with pet snakes – they can give the potential buyers the creeps while walking thru the home (it’s in a cage, but securely?) – or birds that continuously squawk and  throw seed all over the floors – or worse a talking bird that says things it shouldn’t! 

I love animals but they are little help in the sale of a home unless the person looking for a home LOVES all animals and falls in love with the animals and buys the house.

The worst part of selling a home with pets or any animals is the cleanliness and the smells – when you are a pet owner you sometimes lose that sensitive smell – like a smoker doesn’t smell cigarette smoke, a pet owner sometimes doesn’t smell animal smells. Some people are aware of the smells and try to temporarily mask them with deodorizers and fresheners – but the best way to show is freshly cleaned everything – litter box, cages, carpet, furniture – everything. But of course, an apple pie in the oven doesn’t hurt!

Many homes are beautiful even with pets – pets to a pet lover makes them feel homey – but to others that is definitely a turn off. As an agent we must know our buyers – and tell our sellers what is the best action for their home.

OK – take Fido and Fluffy for a car ride – and put a beautiful cover over the snake cage and we’ll be there at 11.
